Supporting Moda’s ethos, the Holland Park landscape has been designed to provide a relaxed and informal social space for both residents and visitors on the development.

Situated in the heart of Glasgow’s City Centre conservation area, this development transforms the site of a former City Centre Police HQ into a prime residential-led multi-purpose complex. The central concept revolves around striking a balance between private residential living and enhancing public access and amenities. This approach aims to not only cater to the needs of residents but also contribute positively to the urban fabric by creating inviting public spaces.

As Scotland’s pioneering major build-to- rent complex, the development offers a diverse range of living spaces, including studios, one, two, and three-bedroom apartments. In addition to premium residential units, the project features a comprehensive array of on-site landscape amenities. These amenities include a central courtyard, three roof terraces, outdoor kitchen and dining facilities.

The project is committed to maximising the available budget by employing high-quality, robust materials that ensure longevity and aesthetic appeal. A notable feature of the masterplan is the development of a central public realm, situated above undercroft parking facilities. This strategic design choice not only optimises space but also enhances the urban landscape by providing accessible green areas and communal spaces for both residents and the broader public to enjoy.

Upon completion, the development delivers a harmonious blend of private and public spaces, catering to the diverse needs of both residents and visitors alike. By specifying durable and superior materials within the allocated budget, the project ensures sustainability and maintains architectural integrity over time. The integration of a central public realm serves as a testament to the project’s commitment to enhancing community interaction and urban livability within Glasgow’s historic City Centre.

OOBE was an integral part of the Moda, Holland Park design team and created an exceptional landscape and public realm scheme which has now been delivered in full.
